Sequencing with the main build and daily life
Because the household usually continues living in the house throughout, sequencing needs to consider keeping at least one safe, weatherproof access and exit available, managing noise and dust reasonably, and protecting existing services (water, power, drainage) that the occupied part of the house still relies on.
Coordinating the groundworks phase with the trades that follow — bricklayer, roofer, and eventually the connection back into the existing house — keeps the disruption to occupants as short as it can reasonably be.
Party wall matters
Where an extension's foundations come close enough to a shared boundary or a neighbouring building, the Party Wall Act may apply, which generally means formal notice to the neighbour before excavation starts, and, in some cases, a party wall award agreed between surveyors before work can proceed.
