Extension Builders in Cumbria
Extension groundworks, foundations, drainage, masonry and steel through one accountable contractor.
Most extension problems start below ground. Foundations next to existing shallow footings, drainage that has to be diverted or built over, levels that have to tie into an existing floor, and access for plant through a domestic garden are all resolved before a single block is laid.
SHS builds extensions across Cumbria from setting out through to weathertight shell, covering excavation, foundations, drainage diversions, slab, structural masonry and steel, and coordinating with your other trades or your builder.
Typical project range
£60,000 – £120,000
Size, structural alterations, specification, foundations, masonry, glazing, services and internal finishing can all materially affect the overall build cost.
Large, highly specified or structurally complex extensions can exceed this range.
Typical project ranges are indicative only and are intended to show the general scale of work SHS undertakes. Every project is different. Site access, ground conditions, engineering, materials, specification, drainage, programme and final scope can all materially affect cost. SHS will confirm pricing only after reviewing the project requirements.

Method
How SHS approaches it
01
The join between old and new is where extensions succeed or fail. Levels, damp proof courses, cavity trays, wall ties into existing masonry and the finished appearance of the junction are all planned rather than improvised.
02
Domestic sites are people's homes. Access routes, dust, noise, parking and where materials sit are agreed at the start, and the site is left safe and tidy at the end of each day.
Plant
Equipment used
- 1.5 tonne excavator (company-owned)
- 3 tonne track dumper
- Hydraulic breaker pack
- Rotating laser level
- Plant and tipper trailers for self-delivery
Support
Professional input
- Structural engineering for foundations, beams and openings
- Building control inspection support at each stage
- Architect or designer coordination where drawings are being developed
Specialist input is provided by independent professionals SHS works with, not by in-house departments.
Cumbria
Local considerations
- Extending traditional Cumbrian stone properties needs care: original walls are often rubble-filled with shallow foundations, and both the structural approach and the visual match need thinking through with an engineer and, sometimes, a planning officer.
- In the National Park and conservation areas, planning conditions may govern materials, window details and stone type. Those requirements are read from the decision notice, not guessed.
