What Causes Poor Drainage Around a Property?

The usual culprits behind wet ground, standing water and damp: ground levels, compaction, blocked runs, missing land drainage and overloaded systems.

Start with what you can see

Poor drainage around a property tends to show up as one or more of: standing water after rain, damp patches on internal walls, green algae or moss on external paving, or a general sense that the ground 'never dries out'. These symptoms overlap across several different causes, which is why diagnosing the actual mechanism matters more than treating the symptom.

Ground levels

This is the single most common cause of damp and wet-ground problems around older and newer properties alike. Where external ground falls towards the building, or has risen over the years — through repeated resurfacing, landscaping, or simple accumulation of soil and debris — above the damp proof course, water is actively directed into the structure rather than away from it.

Correcting external levels, so the ground falls away from the wall and stays clear of the DPC, solves more damp problems on its own than any waterproofing product applied afterwards. It is usually the first thing worth checking before assuming a drainage system is at fault.

Compaction and soil type

Construction traffic during a build, years of vehicle parking on unsurfaced ground, and naturally heavy clay soils common across parts of Cumbria all reduce how quickly water can infiltrate into the ground. Where infiltration is poor, water sits on or near the surface rather than soaking away, and this can look exactly like a drainage fault when the real issue is the condition of the soil itself.

This distinction matters for the fix: adding more pipework does nothing for a compaction problem, whereas breaking up and improving the ground, or installing a proper land drainage system, addresses it directly.

Blocked, collapsed or missing drainage runs

Older systems fail in predictable ways. Clayware pipe joints displace over decades, tree and hedge roots find their way into any gap in a pipe run and then expand to block it, and pipes get crushed when a new driveway or extension is built over them without proper protection.

It is also common, particularly on older rural properties, to find that surface water drainage was never properly installed at all — downpipes simply discharge onto the ground next to the wall, which is effectively pouring the entire roof's rainwater against the foundation.

Overloaded systems

A drainage system sized for a house as originally built can be pushed past its capacity by later changes: an extension adds roof area, a patio or a resurfaced drive adds impermeable paving, and all of that extra rainfall has to go somewhere. If it is still being asked to discharge through the original pipework and soakaway, the system may simply be undersized for what it now has to handle.

Adding capacity, installing an additional soakaway, or separating surface water from a combined or foul system are all legitimate fixes — but they need the actual cause identified first, not just a bigger pipe fitted at the point where water is currently appearing.

Land drainage versus building drainage

It is worth distinguishing between building drainage (pipework carrying roof and paved-area water away from the building) and land drainage (managing water moving through or across the ground itself, often relevant on sloping or naturally wet rural sites). A property can have perfectly functioning building drainage and still suffer from wet ground if it sits below the water table or downhill of land that sheds water onto it.

Sustainable drainage and modern surface water thinking

Newer developments are increasingly expected to manage surface water using sustainable drainage principles — permeable paving, soakaways, attenuation and controlled discharge rather than simply piping everything to a sewer as fast as possible. Even on an existing property, some of the same thinking applies: reducing impermeable paved area, directing water to a soakaway rather than a combined sewer, and slowing down how quickly water leaves the site can all reduce pressure on an ageing or borderline system.

Current requirements and guidance on sustainable drainage vary by location and scale of development, so specific requirements are best confirmed with the local planning authority or the relevant water and sewerage company rather than assumed.

When to bring in a specialist rather than guess

A single damp patch or one wet corner of a garden can often be diagnosed by a careful look at levels and downpipe routing. Recurring problems, multiple symptoms appearing together, or any suspicion that a below-ground pipe is actually broken rather than simply undersized are all situations where a specialist drainage survey earns its cost — attempting a fix based on a guess about the cause risks spending money without addressing the actual problem.

How this actually gets diagnosed

In practice, working out which of these is the real cause on a given property usually involves a level survey around the building, a visual check of visible drainage and downpipes, and — where the pipework itself is suspected — a CCTV drainage survey to see the inside of the system rather than guessing from the surface.
