On rural Cumbrian sites, access is regularly the single largest variable in the price — and the easiest thing to under-check before pricing.

Access decides which machines can physically work a site, how materials arrive, how spoil leaves, how long everything takes and, ultimately, what a job costs. On a compact urban plot access is usually straightforward; on a rural Cumbrian site down a farm lane or across open fell, it is regularly the biggest single cost driver of the whole project — bigger, in many cases, than the ground conditions themselves.
The mistake most often made is checking access by walking it, in a car, on a dry day. A concrete wagon, a grab lorry or a low-loader carrying an excavator behaves completely differently, and the difference only shows up once it is booked.
Quick answer
Walk — or better, drive with a large vehicle — the exact route a delivery would take, not the route a car or person would take.
Note every pinch point: gateways, bridges, overhead cables, low branches, soft verges and sharp bends, and measure them rather than estimating.
Tell your contractor about access constraints before pricing, not after — restricted access changes plant size, delivery method and programme, all of which belong in the quotation.
What to check along the whole route
Access problems are almost never at the site itself — they are somewhere along the approach, often at a point the owner passes every day without noticing it as a constraint.
- Narrowest point along the entire route, including field gateways, cattle grids and bridges
- Weight restrictions or weak bridges on the approach lane
- Overhead cables, telephone lines and tree canopy height
- Soft verges, grass margins or unmade sections that rut under repeated loaded traffic
- Turning and reversing space at the site itself — not every vehicle can reverse the whole way in
- Sightlines at the site entrance and effect on neighbours or shared driveways
- Whether a concrete wagon can reach the pour directly, or a pump or barrow run is needed
- Space for a skip, and whether it can be sited without blocking the working area
Vehicles and plant — what actually needs to get in
Different stages of a job bring different vehicles, and each has its own requirements. A groundworks excavator and dumper need a running surface that will not rut; a concrete wagon needs a firm, level standing area close enough to the pour, or a pump has to be used instead; a grab wagon needs turning space to load spoil; and delivery lorries for blocks, steel or drainage materials need somewhere to unload without blocking the route for other traffic.
On remote or elevated sites, cranage may be needed for steel or roof trusses where a telehandler cannot reach, which adds its own access and standing requirements again.

Weather, ground damage and temporary roads
Cumbrian weather turns an acceptable access route into an unusable one within days. Unmade lanes, grass verges and field access all soften quickly in wet conditions, and repeated loaded vehicle movements can cause damage that the landowner — sometimes a neighbour rather than the client — has to live with afterwards.
Where access is marginal, a temporary road of stone or trackway panels, or scheduling deliveries for drier spells, are both legitimate solutions, but they need pricing and programming in rather than being discovered as a problem mid-job.
Storage, welfare and neighbours
Materials, plant and spoil all need somewhere to sit that is not the working area itself, and on a tight site that space might not exist on the plot at all — which raises the question of whether a neighbouring field, verge or yard can be used, and on what terms. Parking for site operatives, and the effect of a working site on a shared lane or a neighbour's daily access, are also worth resolving before work starts rather than during the first difficult week.
Lane width, weight limits and overhead restrictions
Rural Cumbrian lanes were mostly never built for construction traffic. A lane that comfortably takes two cars passing can be genuinely tight for an 8-wheel tipper or a low-loader carrying an excavator, particularly where dry stone walls or hedges sit hard against the carriageway with no verge to give. Bridges are a recurring problem: many rural bridges carry a weight limit well below a laden concrete wagon or grab lorry, and the limit is not always obvious from the road — it needs checking, not assuming.
Overhead restrictions are easy to miss on a walked or driven survey because a car passes under them without noticing. Telephone and power lines sagging across a gateway, low tree canopy over a lane, and farm gateposts with an overhead beam can all stop a tipper body being raised, a crane jib being used, or a loaded lorry passing through at all.
Turning, reversing and manoeuvring space
Long reversing runs on a construction site are one of the most common causes of near misses, and many drivers of articulated or long-wheelbase vehicles will simply decline a job where the reversing distance is excessive or blind. A proper turning head — space for a vehicle to turn and leave forwards — is worth designing in wherever the site allows, and where it cannot, a banksman and a clear reversing plan need to be part of the price and the traffic management arrangement, not an assumption made on the day.
Concrete wagons in particular need a firm, level, reasonably close standing position to the pour: an 8-wheel wagon that cannot get within pumping or chuting distance of the formwork usually means a concrete pump is booked instead, which changes the cost of every pour on the job, not just the first one.
Soft verges, unmade ground and repeated loaded passes
A verge or field access that takes a car and a light van without trouble can rut badly under a loaded 32-tonne wagon making repeated trips, especially after Cumbrian rain. Ground that looks firm on a dry site visit can soften within days once groundworks start disturbing drainage and the topsoil is compacted and churned by tracked plant.
Where this is a realistic risk, options include a temporary road of crushed stone or trackway panels, scheduling the heaviest deliveries for drier spells, or accepting smaller, more frequent loads on lighter vehicles instead of fewer large ones — each has a different cost and programme effect, and the choice is best made before the first wagon gets stuck rather than after.
Plant movement, craneage and standing loads
Getting an excavator, dumper or telehandler onto site is usually done by low-loader, and the delivery point needs a firm, level standing area with enough clearance to unload safely — including overhead clearance if the machine has to be tipped or driven off under its own power. Once on site, tracked plant causes far less ground damage than wheeled plant over the same ground, which is worth factoring in on marginal access.
Where craneage is needed — for structural steel, roof trusses, or lifting materials to an elevated or steeply sloping plot — the crane itself needs a certified, level hardstanding position, worked out in advance against the weight and reach of the lift, plus clearance from overhead lines and neighbouring property. This is a specialist calculation the crane hire company will need site information for well before the lift date.
Temporary roads, storage compounds and traffic management
On sites with marginal access, or shared access with other users — a working farm, other residents down the same lane, a public footpath crossing the route — a simple traffic management plan pays for itself: agreed delivery windows, passing places identified, signage where the lane is shared, and a clear point of contact if a delivery needs to be timed around another user's needs.
Storage compounds for materials, plant and welfare facilities need their own space, ideally off the working area and off any part of the site that needs to stay accessible for emergency vehicles. On tight urban or in-village plots, this sometimes means negotiating temporary use of a neighbouring yard, field or verge, which should be agreed and, where money changes hands or damage is a risk, put in writing before work starts.

Working through the checklist below before a contractor quotes — ideally while walking or driving the actual route — gives the most accurate possible picture of what a job will cost and how it will run.

- Photographs of the whole route, taken in realistic weather conditions
