What Groundworks Are Required for an Extension?

Below the new slab sits compacted hardcore, a sand blinding layer, a damp proof membrane — combined with radon-resistant measures where the site's radon category requires them — and insulation. Getting the build-up right at this stage determines whether the finished floor is dry, warm and sits at the correct level relative to the existing house, avoiding an awkward step at the threshold.

Matching external levels

The ground level around an extension needs to fall away from the new walls just as it should around the existing building, while also tying into existing paths, patios or planting without creating a step, a trip hazard, or a low point where water collects against the new wall.

How the type of extension changes the groundworks scope

How extension type typically affects groundworks

Basements and lowered ground floors

Where an extension includes a basement, or a ground floor lowered below the level of the existing house, the groundworks scope changes substantially: deeper excavation, retaining structures to support surrounding ground and neighbouring foundations, and a waterproofing design (tanking or a cavity drain membrane system) to keep the space dry. This is specialist engineering territory, normally requiring a structural engineer experienced in basement design rather than a standard extension foundation detail, and it should be identified and costed at the earliest design stage rather than added in later.

Party wall considerations

Excavating a new foundation close to a shared boundary, or within a certain distance and depth of a neighbouring building's foundations, can bring the works within the scope of party wall legislation, which requires notice to be served on the neighbour and, in some cases, an agreed party wall award before excavation starts. This is separate from planning permission and building regulations, and is worth checking early since resolving it can take longer than the groundworks itself if it is left until construction is about to start.

Working around an occupied home

Unlike a new build on a bare plot, extension groundworks usually happen with the household still living in the existing building, which changes how the work has to be sequenced and managed: maintaining safe access to doors, keeping services connected throughout, protecting existing drainage that continues serving the house during the works, and managing noise, dust and vehicle movements close to where people are living day to day.

Temporary reinstatement of access, and clear communication about which days involve the noisiest or most disruptive work such as breaking out or concrete pours, both reduce friction on an occupied site considerably.

What is commonly found once digging starts

Extensions are built on ground that has usually already been altered once, by the original house build, and sometimes by previous extensions or garden works. Old drains no longer shown on any plan, redundant foundations from a demolished outbuilding, buried oil tanks, and services in unexpected positions are all more common on extension sites than on a clean plot, which is part of why a sensible contingency and a contractor willing to flag findings rather than build over them both matter.

Underpinning is specialist structural work, sequenced and designed by an engineer, and it adds meaningfully to both programme and cost compared with an extension that can simply found alongside the existing building without disturbing it. Establishing early whether underpinning is likely, rather than discovering it once a trial hole is opened next to the existing footing, avoids a late and disruptive surprise to the budget.

Matching an extension floor build-up to the existing house

New floor construction for an extension needs to meet current Building Regulations thermal and moisture standards, which are very likely different — usually with considerably more insulation — from whatever build-up the existing house floor has. Achieving current standards while still landing at the same finished floor level as the existing house is a genuine design constraint, since more insulation generally means more depth is needed somewhere in the build-up.

Options include reducing the hardcore depth to make room for the insulation, adjusting the damp proof course detail at the junction with the existing wall, or, in some cases, accepting a small, carefully detailed step where matching exactly is not achievable. This is worth resolving on the drawings before excavation starts rather than working it out on site once the slab level is already under pressure.

Foundations for conservatories and lightweight structures

Not every addition to a house needs a full masonry extension's foundation. Lightweight structures such as conservatories or garden rooms can sometimes use a shallower foundation or a different foundation type appropriate to the lower loads involved, but this still needs confirming against the specific ground conditions and the structure's actual design loads rather than assumed from the fact that the structure looks lightweight. Building Regulations still apply to the foundation design regardless of how light the structure above appears.

Sequencing groundworks around an existing structure

The order of operations on an extension is driven by keeping the existing building stable and functional throughout. Typically, any underpinning or temporary support to the existing footing happens first, followed by new foundation excavation and concrete, then the connection into existing drainage (timed to minimise how long the household is without a working system), and finally the floor build-up and DPC tie-in once the substructure is complete and inspected.
